New housing development coming to Palm Desert

A new housing development will be coming to Palm Desert — plans for the neighborhood were unanimously passed by the city’s planning commission last week.

The new residential community will create over 1,000 new homes in Palm Desert and encompass 174 acres. It will be be located near the university campuses in Palm Desert and is expected to attract students and young families.

It’s an exciting update for for the city — marking its largest residential construction project in over a decade.

The new community will be located just adjacent to “The Vineyards” housing community, bordered by Frank Sinatra, Portola Avenue, Gerald Ford Dr. and College Drive just West of the Palm Desert campuses of California State University San Bernardino and the University of California Riverside.

“That the community itself would have ample open walking space and parks and recreation and the street network itself would lend itself to more walking and biking to really emphasize that connection between this new neighborhood and the universities across the street,” said Eric Ceja, Principal Planner for the Palm Desert City Planning Commission.

In addition to the 1,000 new residential units, the neighborhood will include 17 acres of parks, and five miles of looping walking trails.

The community will showcase a variety of homes including apartments for rent as well as homes for sale, targeting younger buyers with affordable prices.

“So rather than developing an area that would be gated and the lot sizes are 10,000 sq. feet with 3,000 sq. foot homes on them, we looked at smaller lot sizes and even some smaller housing products that could hopefully help with first time home buyers moving into the area,” said Ceja.

The community also plans to include several recreational spaces, pools, splash pads, and a fitness area — the planning commission hoping the new development continues to modernize the area.

“The variation in housing stock could really lend itself to a new type of neighborhood for palm desert,” said Ceja.

If all goes according to plan, construction could start in 2019.
